It depends on the size of the community, the market, and whether it is in lease-up or stabilized. A lease-up carrying dozens of vacant units can justify several thousand dollars a month because every week of delay costs real rent, while a stabilized community holding 95 percent occupancy usually needs a much smaller budget aimed only at replacing natural turnover. The right way to set the number is to work backward from how many leases you need and what a lease currently costs you to acquire, not from a percentage of a marketing budget.
There is no single benchmark, because a studio in a secondary market and a three bedroom in a coastal metro do not cost the same to lease. What matters is the trend inside your own portfolio and how paid search compares to your other lead sources on the same measure. They do different jobs. Google Ads captures renters who are already searching for apartments in your submarket, so it produces the fastest tours and is almost always the first channel to fund. Meta Ads reaches people who are not searching yet, which makes it valuable for lease-up awareness, filling specific slow floor plans, and promoting a concession. Most communities need Google first and Meta second, and the split shifts as occupancy climbs.
Usually yes, and for a reason worth knowing: on an ILS, a renter who searches your community by name is shown your competitors alongside you. Direct paid search sends that renter to your own website, where the only community available to tour is yours. The two are not interchangeable, and the honest comparison is cost per signed lease from each source rather than leads or traffic.
